In this situation, James rebates that to his clients to show that he is not going to be persuaded into telling his clients to buy a particular home from this just because they have a bonus for him. James does not believe in having his clients register his name without him there, like all discount brokerages and normal selling agent do. Discount brokerages ask the buyer to register the agent's name even though the agent is not even with them so the buyer can receive cash back. Unfortunately, many times the agent shows up for the contract and disappears until the closing to pick up their commission check.
