West Ranch is a rare find master planned community by the Friendswood Development Company. Most of Friendswood has already been built out with only a handful of new home communities. West Ranch is located on the border of Friendswood and League City. 766 acres of West Ranch border Centennial Park, two creeks, more than 60 acres of park space, and access to 100 acres of nature trails extending into Centennial Park. 68 acres of commercial development is in the master plan. James spends a lot of time researching homebuilders and their reputation. He can tell you if one homebuilder is better than the other simply by walking through a home in the framing stage.

Best of all, James' representation does not cost his clients anything. New homebuilders welcome buyer's agents because they bring homebuyers. The builders already have a commission built into the price of the home, whether the homebuyer has representation or not.

Also, builders can sometimes offer a special cash bonus to the buyer's agent. In this situation, James rebates that to his clients to show that he is not going to be persuaded into telling his clients to buy a particular home from this just because they have a bonus for him. He eliminates that conflict of interest up front and gives it back to the his clients.

James does not believe in having his clients register his name without him there, like all discount brokerages and normal selling agent do. Discount brokerages ask the buyer to register the agent's name even though the agent is not even with them so the buyer can receive cash back. Unfortunately, many times the agent shows up for the contract and disappears until the closing to pick up their commission check.
