Q Who does the listing agent represent? A They represent the seller, never the buyer. They owe loyalty to the seller. The listing agent has their sign with a phone number in the front yard. If you call the number and ask to see the house, they will do their best to SELL you that home. Their job is to get the seller the highest price, the best terms, and look out for the seller's best interests. Not bad if you are selling your home.
As an Exclusive Buyer's Agent, our job is to get you, the buyer, the lowest possible price and the most favorable terms while looking out for YOUR best interests.
Q How much does it cost me to use your services? A FREE ! Our services are free to our clients. In fact, sometimes we can offer a cash back bonus to our clients.
Q How does your company get paid? A There is a commission built into the sale of the home that is paid by the seller to the listing agent. Our company gets paid through the listing agent.
Q The higher the selling price, the higher the commission your company gets, right? Isn't that a conflict of interest? A NO, it is not a conflict of interest. Most of our business comes from referrals and return clients. If we save our clients $5,000 on a $150,000 house, that's a difference of only $150 in commissions and...... another very happy client.
