Land for Development
There are not many
booming areas of Houston that compare to the Alvin / Manvel area.
Shadow Creek Ranch in Pearland is the largest master planned
community followed by Rodeo Palms. Both of these communities are
located off hwy 288 between the beltway 8 and hwy 6 south. Pearland,
in general, had its big boom of developers in the last 10 years.
There are still many new homes and shopping centers being built.
However, there are not many large development properties available.
Sure there are some but they are either very expensive or just too
small, rarely over 15 acres.
As a developer looking to buy large amounts of land to attract homebuilders, the Alvin / Manvel area is the place to be. These parcels are going fast and the prices are rising. There are plans for several segments of a new highway (the Grand Parkway) that will connect US-59 and hwy 288. This segment is in the final planning stages. The next segment goes west from 288, then goes directly through Alvin, and eventually connects to I-45. At the moment, 100 to 300 acres can be found is this area for a decent price. The closer to hwy 288, the more expensive. The development will progress between US 59 and hwy 288 and meet somewhere in the middle right below Sienna Plantation. More development will continue west from around County Road 60 and hwy 288 and continue through Alvin. At the moment, the area to buy large parcels of land for development are around CR 60 and hwy 288. These properties will provide a quick turnaround time for developers. There are already developers and homebuilders teaming up in this area. For the long term investor, land could be purchased just south of Alvin very cheaply. As an Exclusive Buyer's Agent, I can represent anyone from the major development companies to the person that would like to build on their own lot. As I write this informative piece, new development areas are becoming available further south down HWY 288. Keep a look out for farm lands to become available that are close to Hwy 288.
This is the area to focus on for land development. Iowa Colony will be developing rapidly followed by Alvin in the next 5 to 10 years.
