James' initial inspection can help uncover costly repairs before wasting time on making an offer. However, the home buyer should have a complete structural inspection by a licensed home inspector.

So when do we have the home inspected by a licensed professional?
A. Typically you will hire a licensed inspector after you have negotiated a contract with the sellers.
During this "option period" you will be able to evaluate the entire condition of the home.
You have the "option" of backing out or re-negotiating the deal.
Market Analysis
James also provides all of the necessary market information to help determine the "actual" value of the home. The listing price is what the seller would like to sell their house for. It is NOT the market value. Before presenting any offers, James provides a complete market analysis using recent sold comparables, adjusts for needed repairs, and helps determine the REAL market value of the home. His clients are well informed and educated consumers before making an offer.
The pre-inspection is for informational purposes only and does not take the place of a complete home inspection performed by a licensed home inspector. James just helps eliminate homes that might need costly repairs for his clients.
James has successfully completed the Real Estate Inspection Course and has many years of "hands on" experience being involved in the home inspection process.

I believe in a completely different approach to Real Estate. I don't like high pressure sales when I am the consumer and my clients don't either. My approach to Real Estate is as if I were going to buy the home for me and my family. I attend the home inspections and I have learned how to "pre-inspect" any home that my client visits with me. It has saved a lot of time and headache down the road. If I see a potential disaster for my client, I immediately point it out so that we can move on. There is no point in pushing anyone to buy a home. My clients appreciate that and I feel they will continue to use my services.
I do not believe in Buyer Representation Agreements which bind the client to the Realtor. I feel that there is no need for an agreement that would put unnecessary pressure on my clients to use my services. Before I commit to helping my clients, I ensure we can work together as a TEAM to find them the best home with the best price and terms that meets their needs.
